Golf Course & Fitness Center Upgrades

Good Afternoon Members,

When we assumed control of Ravenna in 2014 we had more than 160 unsold lots and 26 occupied homes. Now, after more than seven years of investment and hard work, and with the extraordinary partnership of Wahlen Properties, Ravenna is sold out. In a little over 18 months Whalen properties sold 60 lots. The remaining two lots will be closing at the end of this month.

The Spec and resale markets are still strong in the booming housing market and Ravenna remains a priority destination for those who desire to live in a private/gated golf community.

Currently, we have more than 50 homes under construction, with another 15 slated to begin soon. There is a lot of construction activity throughout the development, and we’re working with the Ravenna HOA to eliminate as many construction-related inconveniences as possible. These include keeping roads clean and debris-free during the new home construction process.

This is a major achievement for the community and strong affirmation of the smart decisions many of you made to buy, build and live here.

This milestone will soon be followed by another one -- the beating heart for residents and non-resident members alike – our new clubhouse.

Clubhouse Update

The question on everyone’s mind (mine included) is the construction progress on the Clubhouse and completion timeline. Currently, we are still on track for a Spring 2022 open date. Our construction team is doing a great job navigating supply chain, staffing, trucking, and delivery issues that currently
bedevil the construction world while grappling with recent bouts of unfavorable weather.

Right now, the focus is on finishing the kitchen, which will be substantially complete within the next week or two. These pictures of our old (current) and new kitchens reveal a stark contrast and symbolize the across-the-board upgrades in member services and amenities coming soon with the clubhouse grand opening.

New Kitchen (partial completion):

In one of the clubhouse’s most unique features, the wine grotto, masons are laying in the final brickwork.

The men's and women's locker rooms now have their namesakes: lockers. Shipments of the locker custom millwork are arriving frequently and the installation process is under way. We will be sending out additional information shortly regarding the locker rentals.

We are planning grand opening parties and, as we approach clubhouse completion, we will announce those dates to members once they’re confirmed.

Golf Course Improvements

This December we began work on the 18th hole to create a signature finishing feel and to leave a lasting impression on the membership and guests:

The gold tee was combined with the black tee to create an improved angle of play using the existing trees west of the hole as an added visual and physical safety buffer for the neighboring properties.

Removing the fairway bunker at the first landing area will allow more room for members to play their tee shot while accounting for the strong left-to-right kick slope in the existing fairway.

In addition, removing the fairway bunker on the right side of the second landing area will create a wider fairway as golfers try to avoid the ravine up the right side of the hole.

We widened the green to the player's right to create more variety in pin positions, a more interesting green surface and introduced new dramatic pin locations adjacent to the deep ravine.

In addition to improvements on hole 18, we are making improvements around the tee box and cart path at hole 14. No changes will be made to the tee boxes. The only difference will be the area east of the tee box.

We are constructing a berm with excess dirt from the housing construction. The new berm will feature native grass and trees to create a natural boundary for hole 14. We’re also re-routing the cart path to provide a more intuitive route for members and especially their guests.

Fitness Center

As part of our mission of continuous improvement, we redesigned the fitness center this winter. The project goals were simple:

1.    More functional training space
2.    Stretching & Recovery Stations
3.    New TPI (Titleist Performance               Institute) training partnership
4.    Improved Aesthetics & Design

The Titleist Performance Institute is an integrated approach to providing members ways to improve their golf performance through improved physical fitness.

We Are Grateful

This past year contained many important, positive milestones in Ravenna’s history. They couldn’t have happened without the hard work and dedication of our employees and contractors. Most important – it happened thanks to your continued support as valued members of our Ravenna community.

Looking forward, our investments and improvements will continue – inspired by a singleness of purpose: to make Ravenna "The Next Great Club."

As always, my open-door policy remains. Let me know if you have any issues to discuss. I’m always ready to listen.

Sincerely,

Kevin Collins
