Ravenna Update and 2017 Year in Review
A look at The Club at Ravenna's continued growth in 2017 and what's ahead in 2018 and beyond.

Ravenna by the Numbers

Hello all,

As we wrap up the 2017 golf season and are heading into the holidays I wanted to share a general update on the activities in the development and the club (“Ravenna”).

It’s been another exceptional year at Ravenna. We continue to make progress in the construction of new homes, real estate sales, new water supply, the recapitalization of the Ravenna Metropolitan District, the clubhouse project, growth in membership, continuous improvement in the golf course along with adding a new amenity in the short game practice area. Many of our endeavors try our patience as we wade through the approval process of governmental jurisdictions and others that we depend on.

We are extremely fortunate and grateful to the many people who have supported and helped Ravenna become a thriving community. Our residents, members and others associated with Ravenna are great ambassadors. Our membership growth is generally from referrals of existing members. Real estate sales also greatly benefit from referrals. We cannot thank the Roxborough Water and Sanitation District enough for all of their support and help with the new Roxborough water supply.


CLUBHOUSE PROJECT

As you know the phased construction of the Clubhouse project is a big project. The site and the infrastructure alone are complicated, expensive and have been difficult to design, and ultimately reach a point where commencement of construction could begin. The good news is that construction is now on track again and we are seeing accelerated examples of that as we go vertical on the Pool and Fitness facility.

  • Infrastructure is in process with installation of water lines, sewer and storm drainage.
  • Remaining retaining walls are slated for the week of October 30th.
  • The Pool and Fitness facility foundation has been formed and concrete will be poured within the next week.
  • The facility should begin framing before year end.
  • Completion is targeted for summer of 2018 depending on weather. (Projecting completion of a project of this magnitude is difficult. Our absolute goal is to complete and open the facility as quickly as is possible.)
  • We have begun the permitting process for the Clubhouse, and are making every effort to subsequently begin that project. There are still some moving parts there to address, but we are beginning that process early in an attempt to avoid repeating the delays we have encountered to date.


Mark your calendars for November 29th at 7:00pm to attend a programming update from 1000 Hills Fitness.  We have hired 1000 Hills to manage the Club's fitness services. They will be sponsoring the evening, and will be presenting programming, equipment, and staffing plans, with Q&A. Attendees will enjoy the first look of the exciting new facility! Additional details will be sent out to all members soon.
 
As members, we will experience some “inconvenience” going forward with regard to traffic patterns on the practice tee, putting green, and #1 tee. We have looked in detail at the member golfer / construction traffic patterns and will be making the necessary changes to accommodate both with the membership experience in mind, safety of all, and smooth construction.


GOLF FACILITIES

  • The new practice area behind and to the north of #1 green is substantially complete. The only remaining item is the sand traps which will be completed in the spring of 2018. The grass has been seeded and the area will open at the first opportunity after grow in. This is a much needed feature, and will be a true "value add" for our members to practice their short game.
  • Completion of the temporary cart storage barn is almost done. The access from the maintenance facility where cart storage was accommodated no longer exists. This year we have had to store and stage carts at the entry of the club. The cart storage building will allow us to better accommodate the members in preparing carts for their round without having a cart parking area at the clubhouse entrance.
  • Golf course modifications have been substantial in 2017. There are a few items on our to do list.  We have made substantial improvements and upgrades to the playability and overall golf enjoyment of our golf course again in 2017. 


CLUB MEMBERSHIP

2017 has been marked by explosive growth in our membership. There are many reasons for this, and what has resulted is dramatic growth in membership numbers, rounds played, activities attended. The increase in members has made The Club at Ravenna healthy, vibrant and most enjoyable.

The membership efforts are more than mere numbers...total “count.” These efforts result in increased opportunities for members to take advantage of activities. The activities and events are growing at a rate equal to, or in excess of, the member count increase. Many events are “full”, and the need for dinner reservations is increasingly necessary. These are great signs as we watch the club grow and mature.

  • In the last 36 months, our membership has grown from 46 members to over 240 members.
  • Rounds played will be approximately 13,500 rounds in 2017. This is a dramatic increase, lending to increased golf activities, food and beverage offerings, membership opportunities, events and the vitality of the club. (In 2014 there were 6000 rounds played).
  • During 2017, 72 new memberships have been added to the membership roles.
  • Expanding club event opportunities has grown exponentially! We are now able to facilitate private events, seasonal events, holiday functions and small group gatherings. The growth in this area has been a focus of staff and expanded opportunities for the members to really enjoy and use of the club.


DEVELOPMENT AT LARGE

There are continued efforts and maintenance / upgrade items that continue on property. This will be the case going forward for some time, and all the items that need to be addressed cannot be done at one time. We have identified short term needs, and longer term lists. We are working our way through each of them in a prioritized manner.

  • Road maintenance will continue as needed.  Any maintenance items are addressed quickly and fixed.
  • Some sidewalk work has been scheduled where sidewalk stones have cracked or separated near storm sewer inlets.
  • New mailbox kiosks have been designed and will be constructed in the immediate future.
  • After a 2 1/2 year process which included significant effort from River Canyon Real Estate, Ravenna residents, United Water and Sanitation District, Colorado Bondshares, Douglas County, Ravenna Metro District, Roxborough Water and Sanitation District, the city of Aurora and the City of Castle Rock, water is now flowing through the water lines at Ravenna with an anticipated closing of the Bond offerings to take place before year end. This task, as the residents know, has been overwhelming and very complex. Through the cooperation of all involved we will have a solution that far exceeds our expectation.
  • As witnessed by residents and members, housing starts are explosive in numbers at Ravenna. There is no other way to say it. By year end we project approximately 70 homes will be occupied at Ravenna. That means in the last 24 months approximately 50 new custom homes have been designed, built, sold and occupied. That is one every 30 days. Along with that come growing pains, wonderful and exciting growing pains, of construction traffic, sales activity, and design and landscape stress. It is a successful result of a focused and concerted effort to accelerate sales and absorption at Ravenna.
  • We will see an additional 40 new starts in custom home construction in 2018. That number is a very educated projection, but very, very close. That is a substantial number. 2018 is going to be a busy year, and very exciting.
